Zalapark is a newly built shopping center of about 30 000 m2 close to the city of Zalaegerszeg. The investor started the development at the end of 2008. The main point of view of the design was transparency and the optimization of operation. When starting the investment KONsys Kft. put in an offer for the implementation of the complete energy management and building monitoring system. The installed system monitors and records the electric power consumption, as well as the data of cold and hot water and heat quantity meters. As for the monitoring system the Powerlogic ION Enterprise software was chosen by the experts of KONsys, which is a new member of the Schneider Electric Powerlogic software family, the first one implemented in Hungary with so many meters (almost 60 meters). The building embraces about 20-21 smaller and bigger shops, the costs of which are accounted monthly according to the parameters fixed by the building monitoring system. The water meters and the electric power meters of type ME4ZR connects to the data collector Twido PLCs on impulse side, which are installed into the 0,4 kV distributors. align=center> The Twido PLCs receives the impulse signals, and increase the values of the actual registers based on them, thus registering the different consumptions. To solve the more detailed electric measurements we have installed PM9C type digital power measurement devices into the electric supplies of the shops. The PLCs and the PM9C devices are connected through EGX100 gateways to the database of the ION Enterprise software installed to the monitoring server, from which the on-line display of data, trending and other queries can also be performed. By storing the consumption data and their query at any optional time interval the system offers possibility for the exact detection of energy costs of the rented shops and for issuing the invoices based on the quantity of energy consumed.
As a module of ION Enterprise, the KONsys AVReporter software package was also installed by the help of which both cost allocation and invoicing tasks can be solved. AVReporter connects to the MS-SQL database of the monitoring software. The consumption data related to the period under review, the starting and final meter readings and the consumption can be queried for each device from the data stored in the database, on the basis of which it also performs invoicing tasks at the end of the month. The queries can be saved in excel, text or pdf formats, and automatized, scheduled queries can also be defined. AVReporter efficiently supports the exact accounting and invoicing towards the tenants. In order to efficiently use electric energy, the control of lighting of the facility is also implemented by an automation system including Twido PLCs.
Twido PLCs are always integrated into the 0,4kV distribution equipment and switches the grid units of the given lighting branches through relays. When switching the lighting, there is always possibility to give manual instructions from the monitoring system, or to choose automatic operation. In automatic operation the switching of each lighting circuits takes place on the basis of time and light conditions in order to maintain optimum consumption. The collection of measurement data, the query possibilities and the control of lighting jointly support the optimum operation of the facility, and helps further reducing the energy consumption. The installed application offers possibility for the implementation of easy and exact accounting which serve the confidence of both the operator and that of the tenants.
